A day in the life
Prologis is seeking a Senior Vice President, Customer Led Development (CLD) - Central Europe to lead and scale our Customer Led and Merchant Development platform in Poland. This role is responsible for defining and executing the country’s land strategy, with a primary focus on building a high-quality, well-positioned land bank in secondary and tertiary markets that complement Prologis’ capital deployment in core logistics markets.
The SVP will partner closely with the Global Head of Customer Led Development, Regional Head of Central Europe, and the wider Central European team to source, option, ready and de-risk land for logistics customers. This role translates customer demand and market intelligence into investible land opportunities, ensuring disciplined underwriting, efficient execution and strong alignment with Prologis’ long-term growth strategy.
This is a senior leadership role combining strategy, execution and people leadership; setting direction, delivering measurable outcomes and building a repeatable engine that feeds Prologis’ development pipeline across Central Europe.
Key responsibilities include:
Strategy & leadership
- Define and implement the Poland Customer-Led Development strategy, focused on scalable land bank expansion in secondary and tertiary markets while supporting capital deployment in core markets (e.g., Warsaw perimeter, Poznań, Wrocław, Kraków and other regional hubs).
- Establish clear country-level objectives (e.g., acres optioned, entitled parcels, early power and interconnect positions, return thresholds) and ensure disciplined execution and transparency.
Deal origination & execution
- Lead the sourcing, structuring and execution of complex land and Build-to-Suit transactions, including options, acquisitions, joint ventures and ground leases.
- Oversee negotiation, underwriting, LOIs and transaction execution for priority land and customer-led opportunities.
- Advance sites through diligence, entitlement and readiness to support near- and medium-term customer demand. Serve as a key point of coordination between the VP, Regional Lead, development management, construction, development services, and market teams
Land readiness
- Drive site-readiness programs, including due diligence, environmental, geotechnical and civil strategy, in coordination with Development Management and Construction teams.
- Proactively manage execution risk, timelines and capital exposure across the land pipeline
Customer & Capital partnership
- Translate customer requirements and demand signals into a prioritized, investible land pipeline.
- Partner closely with Capital Deployment, Capital Markets, Customer Led Solutions, Development Management and Construction to align land strategy, capital approvals and customer outcomes.
- Serve as the senior CLD sponsor for key customers and capital stakeholders in Poland and Central Europe.
Execution & reporting
- Maintain disciplined pipeline management, underwriting standards and risk controls.
- Prepare materials for investment committee reviews and regional/global leadership forums.
- Own KPIs and provide clear, consistent performance reporting.
Team building & people leadership
- Recruit, coach and develop the country team into a high-performing, repeatable CLD engine.
- Embed a results-oriented, customer-centric culture focused on measurement and accountability.
Building blocks for success
Required:
- 15+ years of experience in industrial real estate development, land acquisition or customer-led development in Poland and/or Central & Eastern Europe.
- 8–10+ years in senior leadership roles within industrial, merchant or customer-led development platforms.
- Proven track record building and executing land strategies in secondary and tertiary markets and closing complex land and BTS transactions.
- Deep technical understanding of entitlements, site readiness, utilities and civil infrastructure.
- Strong financial acumen, disciplined underwriting approach and experience preparing investment committee materials.
- Demonstrated success leading and scaling teams
- Fluent in Polish and English (written and spoken); strong local network of brokers, municipalities and utility providers.
Preferred:
- Experience coordinating with global capital deployment platforms and multi-stakeholder enterprise customers.
- Advanced degree in real estate, business, finance or a related field.
